Everyone else measures the result.
We measure the process that creates it.

We don’t leave it to chance that your definition of clean and ours are the same. We write it down, walk it with you, and hold every visit to that standard.

Our Story

I started Peterson Premium Clean to set a new standard.

Talk to enough business owners about their cleaning company and you hear the same three complaints. None of them are about cleaning.

The first: they don’t know when the crew is actually on site. Someone has a key and a schedule, and that’s the end of what anybody can tell you.

The second: they don’t know what got done while the crew was there. You walk in Monday morning, form an impression, and hope.

The third, and the one that actually ends contracts: it got worse. Month one the building is spotless. Month nine you’re not sure what changed. Nothing you could point at. The baseboards, maybe. The restroom on Thursdays. The conference room that only gets vacuumed when there’s a meeting on the calendar. You’d have to prove it to bring it up, so you don’t. Until one day it’s bad enough that you’re collecting bids again.

All three of those come from the same two places. Most cleaning companies staff by the shift instead of by the building, so the person cleaning your office on a Tuesday in March has never been there before. And nobody wrote the standard down, so “clean the office” means whatever the person holding the mop thinks it means that night. When the standard lives in somebody’s head, it walks out the door with them.

So I built Peterson Premium Clean around fixing both. A video walkthrough that becomes your written scope. The same crew on your building every visit. A signed and dated checklist left on site, plus photos of every area when we’re finished.

That record is what makes the drift impossible to hide, from you and from us.

We eventually gave that system a name (the Peace of Mind Program), but the idea was there from day one. You shouldn’t have to hear about your building from your employees, your boss, or your clients. You shouldn’t have to manage us like you manage everyone else. It should just happen.

Process Driven.
Visible Accountability. Our Standard

What We Believe

Three things, held without exception

Everything in our process traces back to one of these. If a habit doesn’t serve one of them, we stop doing it.

01

Consistency

The eighth week should look exactly like the first. That comes from a documented scope, a trained crew assigned to your building, and a checklist that doesn’t change because someone was in a hurry.

02

Transparency

You should be able to see the work without being there for it. Every visit produces a record: what was cleaned, when, and by whom, plus photos. Nothing about our service requires you to trust a claim you can’t check.

03

Communication

One point of contact, and four business hours to a real answer. Never a voicemail box. You hear from us when something changes (a schedule shift, a supply issue, damage we found) before you discover it yourself.

How We Operate

Consistency is a system. Here’s the whole thing.

Every part of this exists to remove a place where quality normally leaks out of a cleaning contract.

Background-checked Trained on your scope Supervised Insured
  1. We staff for the building, not the shift

The same crew works your property. They learn your layout, your problem areas, and the two or three things you personally care about, because those are always the things a rotating crew misses.

  2. The scope is written before anyone starts

Room by room, task by task, frequency by frequency. If it isn’t on the checklist, it isn’t in the price, and you’ll know that up front instead of arguing about it in month three.

  3. Every visit leaves evidence

Signed checklist on site. Photos in your inbox. Two independent records of the same visit.

Which means when a tenant asks, you have a dated photo instead of an opinion. Most of our clients use it upward more than they use it on us.

  4. We audit ourselves before you have to

Periodic supervisor inspections against the written scope. Findings get corrected on the next visit and reported to you, including the ones you never noticed.

  5. Your keys are treated as the risk they are

Named keyholders only, logged and current. Your alarm and access procedure gets written into the scope alongside the cleaning tasks. Doors get checked and secured on the way out, every time. We don’t subcontract your building to a crew you’ve never been told about.

Why We’re Growing

Two ways we take care of King County

Growth isn’t the goal on its own. These two things are, and growing is how we get to do more of both.

01

Keep it clean and healthy

People spend most of their waking hours inside these buildings. The surfaces they touch, the air they breathe, the restroom they use eight times a day: all of it is either being handled properly or it isn’t.

A clean office isn’t cosmetic. It’s fewer sick days, a team that’s glad to be there, and a space you’re not embarrassed to walk a client through. That’s the work, and we take it seriously.

02

Offer real opportunities

Every account we add is a job for someone in this community. We’d rather that job be a good one: fair pay, real training, equipment that works, and a supervisor who knows your name.

This industry has a reputation for treating people as interchangeable. A crew that quits in month five takes everything they learned about your building with them, and the drop-off you feel in month nine started there. That’s exactly why our crews stay with the same buildings and get better at them. Taking care of our people and delivering consistency turn out to be the same project.

A Family Business, Literally

We’ve worked together since 2019, and we still like it.

Luz and I have run things side by side since 2019. Same schedules, same long days. Plenty of couples couldn’t do it. We genuinely love it.

That’s not a cute detail to put on a website. It’s the reason the standard holds. When the owners are the two people who care most about how your building looks, quality doesn’t depend on a policy. It depends on us, and we’re not going anywhere.

Who We Serve

Offices across King County

Office space is the specialty. If people work in it and clients walk through it, that’s our lane, and anything else is still worth a phone call.

Professional offices

Law, finance, insurance, agencies, and consultancies where the space is part of the pitch.

Suites & coworking

Single-tenant suites and shared workspace with heavy daily traffic.

Multi-tenant buildings

Lobbies, corridors, elevators, and stairwells for building owners.

Everything else

Clinic, storefront, gym, or something odd? We’re always open to the conversation.

Straight Talk

What we don’t do

We’d rather lose the bid than win it dishonestly. So here’s the short list.

  • We don’t quote a building we haven’t walked. The online estimate is a real range. The number gets confirmed in person.
  • We don’t underbid to get in the door and then thin out the crew in month four.
  • We don’t take work we can’t staff properly. If your schedule doesn’t fit our capacity, we’ll tell you.
  • We don’t hide behind a general inbox. You get a name and a number.
  • We don’t take on more accounts than we can staff at our standard, which is why we cap new clients at 3 per quarter.
  • We don’t move your price without your approval in writing. No surprise line items, no vague “special service” fees.

We take pride in our work. So you never have to wonder.

Let’s schedule your walkthrough.

We’ll take it off your plate.
You stay focused on what matters.
